找工作前還先要找個安樂窩☆
本來在香港有租房子的經驗 想著應該差不多吧
結果也是一個新體驗喲！
首先 倫敦是分zone規劃
Zone 1 就是central london 就是大家常常旅遊的購物天堂 當然租金比較昂貴 但也相對方便
以Zone 1 為中心畫圈 外圍的圈就是Zone 2 3 4 5直到zone 9 都是London 哦
Zone 1 租金最昂貴 距離越遠中心 租金就比較便宜吧 交通方面當然比較麻煩和需要時間
另外 西倫敦也是比較高價的地段 因為環境比較好 有錢人多數住在西邊 相反 東倫敦會比較便宜
所以在Zone 1 一間房間的租金 可能是Zone 3的一個 flat了！
租房子可以去查詢想住的區域的agency 留下有資料和喜好的房子要求 預約時間做viewing
又或者方便點 上網站找房子 例如 Rightmove, Zoopla, Movebuuble等等 一樣留下資料 agents會主動聯絡預約viewing
租約一般為一年或兩年 有的短約也有六個月
通常租約的一半 就會是Break Cause
就是可以合法中斷租約了
Deposit 一般會是六週的房租
是的！ 是週！ 倫敦的租金很多時候 是以週而不是月份計算喲！
政府規定 Deposit 要放在第三方保管 所以會放在一個名為TDP Tenancy Deposit Scheme 裏 保障雙方安全
入住前 房東都會負責 Inventory Check 和 Profession Cleaning
什麼？！ 租房子 錢交了 不是可以入住嗎？(・∀・)
Inventory Check 是住屋狀況檢查 就像圖中的
入住前 房東會負責找Professional Cleaning 來清潔房子
清潔完後 要找專門檢查房子的人員來檢查 這個檢查很仔細 會查看哪裏有刮花 或是那裏已經破壞了 房子裏有什麼設備和傢具 然後專責人員會寫一份很詳細的報告 雙方看過後沒有問題就可以簽名 確認交還房間時 就以同一個狀況交還了
退還房子是 就會是住客的一方負責 Inventory Check 和 Profession Cleaning
有的房子包括傢具 看看房東會提供什麼 或你不需要那些傢具 或可以要求房東提供什麼 當然不能太過份要什麼高級傢具了(笑) 一般都會和房東相討後決定
房東會負責房子的Ground rent 就是地租稅 (所有地都是英女皇的嘛) 還有有些flat 是需要 Service Charge 就是管理費用 都會是房東負責的
找到對的房子 之後就是其他Utility Bill ʅ（◞‿◟）ʃ
